Floor Finishing

Floor Refinishing Process

Wood floor refinishing is an affordable way to spruce up your space without having to do a full floor replacement. It also gives you an opportunity to change the colour/stain on your floor as well as the sheen of the finish to match the new decor for the room.

Screen & Recoat Process

Screening and buffing are the same things with respect to floor finishing/refinishing. They are synonyms for each other, and both mean that you “scuff up” or abrade the floor, and then you apply a coat of finish for protection and sheen. Screening is often called buffing since it is done with a buffer machine. Screening both smoothes the floor and the microscopic abrasion of the surface allows the finish to adhere better for a more durable finish. The screen and recoat process can restore the glow of the floors and give them a refreshed look and feel.

Site Finishing Process

When you opt for site finished hardwood, you are purchasing wood flooring that is pre-milled unfinished, that needs to be sanded, possibly stained and then sealed and finished with a protective layer on the job site in your home. This process takes more time than the installation of pre-finished flooring, yet enables you to customize many aspects of the installation such as:

  • The choice of finish – water-based or oil-based polyurethane, or a natural oil finish
  • Sheen level – high gloss, semi-gloss, or matte
  • Stain colours
  • Custom Installation Patterns – such as herringbone, borders, inlays and medallions
  • Matching to Existing Floors and Decor
  • Future Refinishing Considerations

Pros and Cons of On-Site Floor Finishing

Choosing to finish your floor at your home as part of the installation versus installing a pre-finished floor has some pros and cons. Here are a few that may affect your decision making. We are, of course, always available to consult with you on your options and will help you choose the best solution to match your needs, wants and budget.

Pros

Cons

  • Easier to create a custom floor – borders, herringbone, inlays etc.
  • A better price – for a quality floor
  • No bevelled edges between boards
  • Resists liquid and dirt better, won’t get into the subfloor because of the solid surface - a better option for kitchens
  • More cut options like Rift & Quarter Sawn
  • More skill needed for installation, you can expect overall better quality with the professional
  • Can be fixed more easily — custom cuts and species won’t be discontinued
  • Installation can be messier with dust
  • longer installation time, more downtime
  • Certain species fade over time, could make replacing one or two boards difficult
  • More skill needed for installation

Maintenance

When it comes to pre-finished floor or floors we have finished/refinished for you, we recommend a simple care regimen and Finitec products. Regular maintenance and care using the right products and maintain your floor’s finish for years, protecting your investment and making your floor more enjoyable.

Some easy to follow tips for best maintenance results are:

  • Use felt pads under furniture legs
  • Prevent dust and sand accumulation
  • Vacuum or sweep the floor regularly
  • Avoid contact with water
  • Do not use all-purpose cleaners. Use specialized cleaners instead.
  • Use rugs in doorways
  • Control room humidity and temperature within normal limits
  • Regularly trim pet claws to avoid scratches
  • Avoid walking on floors with high heels or shoes with hard or marking soles
